Masseria Borgo Scorzone
The redevelopment project of Borgo Scorzone originates from the intention to restore value to a historic rural complex set within the landscape of the Lower Murgia, transforming it into a new hospitality destination capable of combining heritage, landscape, and sustainable development. The intervention is based on a careful reading of the morphological, historical, and environmental context, enhancing the existing architecture while preserving the deep relationship between the built environment and the territory, so that the contemporary transformation can reinforce and make the original identity of the place visible once again.
The masseria of Borgo Scorzone (or Casina Palmisano) stands in the countryside of the Municipality of Castellana Grotte, in the Province of Bari, within the area of the Lower Murgia. It is located on a portion of land with a surface area of approximately 8.5 hectares, on which the proposing company Magica 1 s.r.l. aims to develop a tourist accommodation complex, which is the subject of the present authorization request.
The complex was conceived with the intention of promoting environmental and socio-economic regeneration. The etymology of Borgo Scorzone—literally “village of the scorzoni”—derives from the words gorgo or gurgo, historically referring to terraced land formed by dry-stone walls descending along a slope in concentric arcs, and scorzuni or scorzoni (from which the name Scorzone derives), meaning large adult snakes. The available bibliographic and archival information is relatively recent and dates back to the second half of the 18th century.
The design approach, from the very early stages, was oriented toward a careful analysis of the context, which revealed a high degree of heterogeneity and the presence of different regulatory, morphological, and functional characteristics across the various portions of the property. This reading formed the basis for a calibrated design approach capable of adapting to the specific features of each area, enhancing its peculiarities while respecting its original configuration. The developed project therefore takes shape as a coherent set of targeted and precise interventions, articulated according to the different local conditions but coordinated within a unified vision that ensures formal and functional cohesion across the entire development.
The redevelopment project of Masseria Borgo Scorzone aims to safeguard and enhance the historical and architectural heritage and the surrounding territory, reweaving and strengthening new connections between the built environment and the landscape. The intervention seeks to preserve and enhance the distinctive qualities of the rural buildings: giving them new life without altering their character or the relationship with the context that these architectures have built over centuries of transformation. Respect for the genius loci is not limited to the preservation of historical and cultural heritage but also implies a sustainable and nature-sensitive approach. The interaction between the built and natural environments, attention to the geographical and climatic context, and the enhancement of local resources are all aspects that contribute to keeping the spirit of the place alive.
