The project is expressed in its upside-down character, providing accommodations starting at the first floor and for eight storeys; 305 rooms, a footbridge that connects the building to Ponte Stalingrado, a congress center, and a bicycle hub.

The pinnacle of the design, the Sky Square at the top floor, where the public functions of the building are located such as the hotel reception, bar, restaurant, all overlook the view of San Luca. This configuration conveniently takes advantage of the lot location and opens a rooftop public square to the city. Ex-OMA: now Hotel Porta Mascarella, between Borgo Masini and a web of train tracks, becomes a container and the content for a hospitality project, where the search for an identity is at the core of the design.

The building is intended mainly for business users, thanks to the contemporary design and the ecological vocation by means of technology aimed at increasing building sustainability and user comfort. Sustainability and building energy efficiency criteria characterize the design process, with the objective of obtaining LEED Gold certification.

With the beginning of the works, the process of regeneration of the area commences, through public and private urbanization interventions, an important connective node between the past and the future in the city is resolved. A project focused on sustainability and architecture, IOT and innovation, with a powerful imprint within the surrounding area. The hotel provides connections through architecture.  Community, innovation, technology, and sustainability are the ingredients for the new methodology of hotel design.
